Loan Parameters

Property Type, Quality And Location: Existing, good quality daily fee or semi-private golf courses located all over the world. Courses with a club-house, pro-shop and driving range preferred. Projects must be able to demonstrate stable and improving trends in rounds and cash flow. Purpose: permanent acquisition, financing, refinancing, discounted debt recapitalization, transactions requiring quick commitments, as well as financing for renovations or other purposes. Financing Size: $US2,500,000 up to NO LIMIT Interest Rate: LIBOR Plus 1¾% to 2.½%. Borrower may utilize 3 month LIBOR or 2.75% to 4.50% fixed over the 5 - 7 year Treasury Index. Loan to Value Ratio: Up to 70% Debt Coverage: Minimum 1.20X coverage based on debt service at the capped interest rate. Term: 5 years. In certain cases, two 10 year extension options may be possible Amortization: 15 to 20 years maximum Earn-Outs: May be possible, depending on property cash flow. Prepayments: Prepayment locked for 2 years, then yield maintenance Collateral: First Mortgage. Non recourse/limited recourse with standard commercial lender carve outs. Interest Rate Risk Management: Rothschild Capital Group can provide various interest rate risk management products tailored to the specific loan structure. Products include no cost collars and interest rate swaps. Processing Fee: US$1,000 payable upon acceptance of the Rothschild Capital Group application. Non-refundable. Commitment Fee: 1% to 2%. A refundable good faith deposit equal to one half of the Commitment Fee is due on execution of the loan application. The balance of the Commitment Fee is due upon issuance of the Commitment. Loan Approval: Typically within 10 to 15 business days after receipt of an executed application and the related fees, and the receipt of requested borrower data. Funding: Typically 15 to 30 business days following Commitment. Transaction Costs: In addition to their own costs, borrower expenses may include the cost of an appraisal Phase I environmental and engineering reports, title insurance and lender legal fees.
